Living and Selling the Granite Bay Lifestyle

Ask real estate professional Pearl Hubred, and she’ll tell you selling homes isn’t a job, it’s a lifestyle. Pearl grew up in a small town in South Louisiana where the culture is tied to family and deep roots. “People don’t move away,” she said. “There’s such a deep sense of community and everyone knows your name.” When she relocated to Granite Bay with three children, she nurtured those values as a mom and — for the past 10 years — as a real estate agent.

“My natural tendency is to get to know people around me. I know most of my neighbors and I have made lots of friends through my kids and my business. And, through my love of running, I have made lifelong friends at Johnson Ranch Sports Club. That’s important to me because it gives me a sense of security and belonging in my community.”

She put a career on hold for 12 years to be with her children while they were growing up. During those years as a stay-at-home mom, she volunteered at their schools and spent lots of time with them at local parks and playgroups and driving them to and from their activities. A natural ease with people, coupled with her background in sales and marketing, made real estate a perfect choice when she decided to go back to work when her youngest child started kindergarten. Being so immersed in the community made her realize a desire to focus on Granite Bay, so she joined Windermere Granite Bay Realtors for its boutique-quality service and extraordinary team of professionals.

Pearl describes herself as a hands-on professional who takes a project manager approach when she lists a home. “When people hire me, they work directly with me,” she said. “I have also curated a team of industry professionals — including stagers, painters, photographers and tradespeople who I share with my clients. My philosophy is to have a home in the best show condition possible, with great thought given to what buyers are looking for at the current time.”

According to Pearl, most of the time this includes staging — a lot or a little. It may be simply removing furnishings or moving things around or bringing in a room or two of updated furnishings and artwork. Often the home is painted, inspected and some repairs completed. “My sellers typically trust my suggestions and are blown away by the outcome when their home is introduced to the whole world in its best light with spectacular luxury photography.”

Pearl’s real estate focus is mainly in south Placer County, Folsom and El Dorado Hills. “My heart is here in Granite Bay where I live. I know the streets and the people and have sold homes in most of the neighborhoods. So I have great stories about the different areas and the schools and parks and how to get to the trails. I like to say I have the scoop. That means a lot to my buyers.”

While her business is mostly referral based, she also gets buyer and seller calls on a regular basis through her online presence. “Currently the market here in Granite Bay is extremely desirable and certainly a seller’s market. I nd summer to be a slow time for home sales because of the heat and the distraction of kids being home. People oen think summer is the busiest time for home sales, but that isn’t the case here. In my professional experience, as soon as the temperatures drop in September, home sales pick up again. Pearl’s advice to sellers is to pay close attention to home preparation. “If you are even considering a move, please invite me in before you get too far along. I can help prioritize the tasks that will have the biggest return on investment.”

In her free time, Pearl makes the most of the natural beauty of the Granite Bay area, entertaining on the patio of her home in Folsom Lake Estates and running or riding her bike on the trails and paths near Folsom Lake.

With two children—a son and daughter—attending Cal Poly in San Luis Obispo, that has become a destination,
too. “I zip down there for a night or two every chance I get,” she said. Her youngest child, a son, will be a freshman at Granite Bay High School this fall. “The thing I enjoy most in my free time is just being a mom. And I love the strong emphasis on family in Granite Bay. I believe most people move here with a common interest—the excellent public schools, and a beautiful and safe community in which we can watch our kids grow. That is what makes our area so great.”
