Pearl grew up in a small town in South Louisiana where the culture is tied to family and deep roots. “People don’t move away,” she said. “There’s such a deep sense of community and everyone knows your name.” When she relocated to Granite Bay with three children, she nurtured those values as a mom and — for the past 10 years — as a real estate agent.
“My natural tendency is to get to know people around me. I know most of my neighbors and I have made lots of friends through my kids and my business. She put a career on hold for 12 years to be with her children while they were growing up. During those years as a stay-at-home mom, she volunteered at their schools and spent lots of time with them at local parks and playgroups and driving them to and from their activities. A natural ease with people, coupled with her background in sales and marketing, made real estate a perfect choice when she decided to go back to work when her youngest child started kindergarten. Pearl describes herself as a hands-on professional who takes a project manager approach when she lists a home. “When people hire me, they work directly with me,” she said. “I have also curated a team of industry professionals — including stagers, painters, photographers and tradespeople who I share with my clients. My philosophy is to have a home in the best show condition possible, with great thought given to what buyers are looking for at the current time.”
According to Pearl, most of the time this includes staging — a lot or a little. It may be simply removing furnishings or moving things around or bringing in a room or two of updated furnishings and artwork. Often the home is painted, inspected and some repairs completed. “My sellers typically trust my suggestions and are blown away by the outcome when their home is introduced to the whole world in its best light with spectacular luxury photography.”
Pearl’s real estate focus is mainly in south Placer County, Folsom and El Dorado Hills. “My heart is here in Granite Bay where I live. I know the streets and the people and have sold homes in most of the neighborhoods. So I have great stories about the different areas and the schools and parks and how to get to the trails. I like to say I have the scoop. That means a lot to my buyers.”
While her business is mostly referral based, she also gets buyer and seller calls on a regular basis through her online presence. “Currently the market here in Granite Bay is extremely desirable and certainly a seller’s market. I nd summer to be a slow time for home sales because of the heat and the distraction of kids being home. People oen think summer is the busiest time for home sales, but that isn’t the case here. In my professional experience, as soon as the temperatures drop in September, home sales pick up again. Pearl’s advice to sellers is to pay close attention to home preparation. “If you are even considering a move, please invite me in before you get too far along. I can help prioritize the tasks that will have the biggest return on investment.”
In her free time, Pearl makes the most of the natural beauty of the Granite Bay area, entertaining on the patio of her home in Folsom Lake Estates and running or riding her bike on the trails and paths near Folsom Lake.
With two children—a son and daughter—attending Cal Poly in San Luis Obispo, that has become a destination,
too. “I zip down there for a night or two every chance I get,” she said. Her youngest child, a son, will be a freshman at Granite Bay High School this fall. “The thing I enjoy most in my free time is just being a mom. And I love the strong emphasis on family in Granite Bay. I believe most people move here with a common interest—the excellent public schools, and a beautiful and safe community in which we can watch our kids grow. That is what makes our area so great.”

I think the simple answer is STAGING IS ALWAYS necessary. According to Wikipedia … Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product that anyone might want. People usually use arts, painting, accessories, lights, greenery and carpet to stage the home, to give potential buyers a more attractive first impression of the property. 
Staging can be as simple as decluttering or arranging items on shelves and in closets, but most sellers commonly think of it as bringing in furnishings, art, and decor. Generally, I find that serious sellers are open to any and all suggested staging and typically trust my recommendations. For me, the transformation is thrilling. For sellers, it’s exhausting. My list usually involves doing all of the things on the “To Do” list from the last decade. May I suggest completing that list in two weeks is less painful than it seems when you have the proper motivation? A client recently called me a Project Manager and I took that to heart.
Professional stagers are easy to find but the very best ones are a coveted contact and priceless relationship. I have stagers on my team who provide all levels of service from “changing things up” to full service furnishings, art, and decor. When I was looking for a home in Granite Bay, I quickly realized that having a home with a big yard and mature landscaping was a possibility. Okay, older home, dated, but acre and trees? Sign me up! We had 3 little ones at the time so space to roam was my priority. I’ve always considered outdoor space the same or better than indoor space. These are the neighborhoods I recommend for buyers looking for a nice, big yard and mature trees: Folsom Lake Estates, Hidden Lakes Estates, Hidden Valley, Oak Leaf Glen, Walden Woods, Eden Roc, Shelborne. There are lots of other areas that have homes with similar features but not necessarily “neighborhoods”… more areas or particular streets.
Folsom Lake Estates is mostly acre lots with older homes of varying sizes and ages just a mile or less to Folsom Lake and trails. It’s the closest neighborhood with acreage to Granite Bay High School. The most spectacular Disney Christmas display and luminaria-lined streets on Christmas Eve.
Hidden Lakes Estates has 1/2 acre to acre lots with charming lakes throughout. Homes are similar to those in Folsom Lake Estates but the neighborhood actually backs to Folsom Lake State Park and trails. Lovely place to jog or walk your dog. Known for it’s 4th of July neighborhood celebration.
Hidden Valley is on the north end of Granite Bay with acre lots, horse trails, and a swimming lake that is about the most fun you’ve had since the 1970’s. Some homeowners keep horses on their property while others choose to let their horses graze in private pastures. They used to have a homeowner 4th of July Triathlon at their precious little lake.
Shelborne is a neighborhood that always elicits the “Wow” from my buyers who are looking for a stately feel, tree-lined streets, sprawling and manicured lawns, and plenty of square footage.
Eden Roc is a more remote and quiet neighborhood tucked up against the Folsom Lake open space on very northern border of Granite Bay. Buyers looking for a serene and sophisticated setting with custom homes of varying architectural designs and mixed topography will enjoy this area.
Well all of the leaves haven't fallen just yet. They are gold and orange and "so red" as my 15-year-old son said. He was being sarcastic, as usual, as I was carrying on once again about the fall colors. I love running the trails or even walking along Roseville Parkway at this time of year. It's truly spectacular.
Each time I drive a new buyer through Granite Bay, it is remarkable to hear their comments. It never fails that they are impressed at the mature landscape and the tree-lined streets. Our little town has grown up quite beautifully. Our beloved Christmas display of all things Disney at the Holden home on Oakbridge Drive in Folsom Lake Estates is a must see in December.
